Rate-and-term refinance: lower the payment or shorten the loan

A rate-and-term refinance replaces your existing mortgage with a new one at different pricing or a different length. Most homeowners do it to cut the monthly payment, but moving from a 30-year to a 15-year fixed can save far more in lifetime interest even when the payment rises.

The number that matters is the break-even point: total closing costs divided by monthly savings. If you plan to hold the home past that month, the refinance pays for itself.

Cash-out refinance: putting home equity to work

A cash-out refinance pays off the current loan and returns the difference to you in cash, using the equity you have already built. Homeowners commonly use it for renovations, consolidating higher-interest debt, tuition, or funding an investment purchase.
